- Initiate discussions with the property owner/board to understand the reconstruction project(s).
- Conduct thorough on-site assessments or inspections to evaluate project conditions and develop conceptual repair alternatives.
- Research various construction products and materials suitable for reconstruction purposes.
- Engage with suppliers and manufacturers to explore available reconstruction materials.
- Carefully select reconstruction products and materials based on project requirements.
- Prepare a comprehensive report outlining conceptual repair options and material recommendations for review by the owner/board.
- Schedule a meeting with the owner/board to discuss conceptual repair recommendations and provide estimated costs for the reconstruction.
- Seek input and preferences from the owner/board regarding the proposed repair approaches.
Selection of the contractor/s (Phase 2)
- Finalize the preferred repair approaches and reconstruction materials based on discussions with the owner/board.
- Develop conceptual sketches to serve as references for the reconstruction process; architectural and engineering services can be contracted separately if required.
- Prepare detailed project specifications and compile a bid package for potential contractors.
- Recommend and introduce reputable general contractors to the owner/board for consideration.
- Consult with the owner/board to determine bid solicitation preferences for general contractors.
- Attend bid walk-throughs to address inquiries from potential general contractors.
- Create a bid comparison sheet to facilitate evaluation of contractor proposals.
- Assist the owner/board in reviewing submitted bids and selecting the most suitable general contractor ("builder") for the reconstruction project.

California Balcony Inspection
Our comprehensive consultations include attending board meetings to address your association’s needs, concerns, and strategies for inspections and future balcony maintenance. Once the inspections are approved by the board, we coordinate with homeowners to schedule the inspection. All inspections are officially documented, SB-326 and SB-721 certified, and stamped by a licensed architect or structural engineer. Inspections have to be finished by January 1st, 2025.
